The site for the replacement dwelling is situated to the north east of the main lake at Wavendon House. The site is bisected by the brook and contains a grade II listed stone bridge.

The significant historic assets include the Richard Woods designed landscape, and the group of listed buildings, which include Wavendon House, the former stable block and coach house and the rustic bridge.

The proposed building is a replacement dwelling and is conceived as a bridge structure across the brook.

While Wavendon House commands the lake from a distance the new Lake House has a more private and integrated relationship to the water.

The house is arranged in two wings linked by an entrance hall with glazed lantern. The arrangement of these two wings relate to the geometry of the site, the bridge and brook and the orthogonal arrangement of the converted stable block and cottages.
